2024

*   Dec 2024 - ???  Repair of the cracked foundation slab and cracking and unstable south and west walls of building 3052 (see update page for explanasion)

*   Sept-Dec   Repair of the gutters and drainage of Building #3052, #3050 and #3042 as recommended by Ruckman Engineering

*   8/15/2024  Serious structural cracks present in 3052 - stuctural engineer has been contacted to plan repaires

*   8/15/2024  Roof leak repaired 3042#102 and #105

*   06/10-16/2024  Yellow security paint placed throughout complex

*   06/03/2024  Roof leak at 3042#104 - repaired

*   04/19/2024  Parking lot lights repaired

*   04/15/2024  Draft stopping walls repaired in #3034

*   03/25/2024  Installation of a water shut off valve in Building #3034

*   February  Final fiinishing touches to draft stopping project 3034 completed

*  January -February  Draft stopping and fire wall worked continued at 3050.  Further work on this project is now on hold.

*  03/24/2024   Parking lot light blinking - repaired

*  01/18/2024  Hole in soffet repaired and additional metal soffet placed on 3052 - repaired and later the repair was extended

 

2023

*  12/21/2023   Roof leak at 3050 #111 repaired

*  12/16/2023  Roof leak at 3034 #106 repaired.

*  Nov. - Dec. 2023    Additional soffet lighting installed and improved, parking lot lights repaired.

*  Sept. 2023  Security  cameras installed to view the north parking lot.

*  Sept. - Dec. 2023 Draft stopping project at #3050 and firewall around Peru's chicken installed.  Lateral bracing repaired.

*  05/22/2023   Front address sign replaced

*  05/15/2023   Photo sensor in back parking lot replaced

*  May 2023     Draft stopping installed in building 3034.  Lateral bracing that was cut by owner were repaired.  Trusses repaired.

*  03/23/2023   Damaged/dead landscaping was removed and replaced in some areas.  The entire complex was mulched, fertilizied and the bushes trimmed.

* 03/23/2023   Lights in the front of the complex and on building 3038 were repaired

* 03/23/2023   Draft stopping established between all units at building #3034.  Damage to exsisting draft stopping was repaired.  The destroyed lateral braces to the trusses were repaired.  Garbage that was present in the attic and was a fire hazard has been removed.  Entrance ladder and access door to the attic was repaired.  Building 3034 is now up to Code.  Photos of the sagging trusses have been sent to Ruckman Engineering for review to determine if repair is necessary.

* 02/18/2023   The crushed drywall in the foyer of 3052 has been repaired and the damage area repainted

* 02/18/2023  Squirrels in the attic of #3052 - the damaged roof soffet has been repaired.  A reasonable access panel to the attic has been established. The damaged drywall in unit 3052#201 has been repaired.  No squirrels were injured, nor displaced in the process of repairing.  

* 01/13/2023  Parking lot lights blinking - several contractors has been contacted, but none have showed up yet

* 01/13/2023  South dumpster  lock replaced

2022

 * 11/11/2022    Roof leak  3042 #103 - The damaged ceiling was from a previous leak that has been repaired.  No new leak is present.

*  11/11/2022   Roof leaking 3042#109 - Roofers were unable to gain access to the unit and will be rescheduled

*  10/02/202     Facia blown off building 3052 - Wells Roofing has been contacted

 * 10/20/2022    Roof leak #3050 #111 - Roof is not leaking

 *  10/02/2022   Roof leak 3042#102 - Roof is no longer leaking

 * 08/04/2022   Roof leaks 3050#111 and 107- repaired

 * 07/19/2022   Roof leak 3042#102 - repaired

 *  07/15/2022  Grease spill in the south dumpster damaging new paint on fence and parking lot pavement - The Condo Association has cleaned this up.

 *  07/15/2022   Parking lot light bulbs and photo eye replaced

 *  0711/2022    Roofing contractor repaired the flashing on the dormer of buildings 3050, 3042, 3046, 3034

  * 06/24/2022   Roof leak 3042#102   Repaired

  *  06/24/2022  Roof leaks 3034#102, 104 and #106, 3050 #110 and #111:  This a result of water entering the gable vents and inadequate

                          flashing - repaired around the metal dormers.  It is not related to the new shingles. The contractor has repaired the roof leaks.

  * 06/12/2022   The mulch bed in the entire complex were repaired, weeded and new mulched placed

  * 04/25-30/2022  Dumpsters were repaired and were painted.  Weeds and vines were removed from the enclosures and walls.

      The garbage that was illegally dumped outside of the northwest dumpster was cleaned up.  Those that dumped garbage were fined.

   * 03/02/2022  The mildew, algea and moss was cleaned off the bricks and sidewalk of building 3052 preventing further brick damage.

                           The east sidewalks outside of building 3050#101 were cleaned.

   * 02/25/2022  The mulch bed around 3050 and 3042 that had trip hazards have had the dirt and mulch replaced.

   * 02/12/2022  The south dumbster door was broken off by an unknown vehicle impact - repaired

   * 01/01/2022   Concrete is cracked, broken and are trip hazards in many area of the complex - at the present time, we are unable to

     find a contractor  that is willing to repair the concrete at this time.  The search is ongoing.

  *  01/01/2022  Poor construction, inadequate flashing and leaking roof on building 3050 - the roof was replaced in May

   * 01/01/2022  Fire wall in building 3050 and 3042 have openings that allowed for previous structural repair.  These openings should

        be closed to prevent the spread of smoke and fire - we are currently taking bids for the repairs.  Work will be done in fall 2022 since it is too hot to work in the attic now.

   *  01/012022  There is no draft protection in building 3046 and a portion of building 3034 as required by code.  Our builder did

        not construct the buildings  properly - we are currently taking bids for the repairs.  Work will be done in  fall 2022 since it is too hot to work in the attic now.

   * 01/01/2022  On all buildings there are trusses that have become unattached due to setting of the buildings or possible

        earthquake damage - we are currently taking bids for repairs  .Work will be done in fall 2022 since it is too hot to work in the attic now.

*  06/04/2021  Wind damage to north fence - repaired
